House Rules: 

1. Rooms and Guests:

Guest(s) may not exceed the maximum number of allowed Guest(s). 2 Bedrooms, 2 Guests per bedroom (maximum) and 1 Day Bed, 2 Guests (maximum). Maximum: 6 Total Guests Per Booking

NOTE: Guests OVER 19 years of age MUST BE LISTED ON RESERVATION.
NOTE 2: These rooms are QUEEN size beds, not individual beds.

 2. Parking:

Guest(s) are prohibited from having more than four (4) vehicles parked on the Host(s) property at any given time. No off-street parking is authorized for guests.

 3. Smoking:

Smoking (or vaping) is NOT allowed in the apartment. Smoking is allowed outside the building only. A minimum $1,000 fee will apply if smoking is discovered inside.

 4. Non-Authorized Guests:

People other than those in the Guest party may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. The Host has not represented this unit as an event facility, therefore, additional guests are not permitted. Guests are prohibited from hosting any parties, events, or other gatherings on the Host(s) property. At no time may any of these visitors remain overnight or assume any guest privileges whatsoever outside of those individuals specifically registered under the AirBnb booking. Fine for hosting unauthorized parties is $5,000.

 5. Accident/Injuries/Illness:

The Host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

6. Children: 

Host allows children with the following stipulations: - Guests are responsible for any and all necessary 'baby proofing'. Children must be supervised by an adult at all times.

7. Housekeeping:  

There is no daily housekeeping service. While the house has been thoroughly cleaned prior to your arrival and linens and bath towels are included, daily maid service is not included in the rate. If you require additional cleanings during your stay, they can be scheduled through the host at the prevailing cleaner's rate.


8. Pets: 

Dogs are permitted; 2 maximum. Additional cleaning fee is $50.00. Pets are not allowed on our beds and there will be a $20 fee added per bed if there is evidence of pets on the beds. Use provided dog blankets for furniture and dog towels to clean dog feet.

9. No Cats: 

No cats are permitted on premises. Cats found to be "snuck" into property will result in an additional cleaning fee of $300.00

10. Cleaning Fees:

Cleaning fees are paid to assure Guest's arrival to a clean property, not to clean up post-checkout "messes." While we don't ask or expect Guests to deep clean prior to leaving, we do expect reasonable cleanliness standards followed - garbage thrown away, spills cleaned up, dog mishaps cleaned up, etc. Cleaning required due to messiness will result in additional costs, charged at a rate of $40/hour.

NOTE: We've had a series of guests leaving dog feces inside the home and it will not be tolerated. Photos will be taken and an additional $150.00 charge will be requested for payment for extra cleaning. It is the owners' responsibility to inspect the house and clean up the pet messes BEFORE departing the home.

11. Excessive Utility Usage:

Excessive utilities usage above and beyond the average for the season will be charged to the guest. Guests are reminded to keep the thermostat at a reasonable temperature and shut off all water points when not in use to avoid excessive utility charges that are outside the norm for the season. Guests MUST NOT lower A/C temp below 68 deg or risk incurring direct responsibility for repair costs for frozen A/C coils. This is based on outdoor temperature and humidity.

12. Long-term Reservations Greater than 28 days:

Cleaning Services:

Any reservation over 28 days requires a $115 cleaning fee for each 28 day period paid for by the guest. Routine cleaning is conducted every 4 weeks to ensure cleanliness, health, and welfare of property. Final cleaning costs are responsibility of guest (cleaning fee). Light dusting, vacuuming, bathroom cleaning, and general tidiness will be serviced.

Cleaning services will be scheduled by the host within a reasonable window every 28 days to ensure the home is maintained to standards of cleanliness. Additional cleaning fees for stays longer than 28 days are to be handled through the resolution center at the time of booking.

The host will send a request for payment and the guest, by virtue of booking this home, agrees to such fees.

Maintenance Inspections:

Conducted every 15th of the month or after a guest stay. Inspections are to document damages, maintenance issues, and concerns prior to and after a guest leaves.

Laundry:

Guest may utilize in-home laundry facilities to clean linens and towels if staying longer than 2 weeks. Guest will be provided initial supplies but shall purchase their own throughout duration of stay.

Amenities:

Guests will be given an initial welcome package of supplies to help facilitate their transition into this home. Guest is required to replenish their own amenities, groceries, and stock throughout the duration of their stay.

13. Disruptive Conduct: 

Any form of conduct, action, incident or behavior perpetrated, caused or permitted by any occupant or visitor of a dwelling unit that is so loud, untimely (time of day), offensive, riotous or that otherwise disturbs other persons of reasonable sensibility in the peaceful enjoyment of their premises such that a report is made to police complaining of such action, conduct, incident or behavior. It is not necessary that such action, conduct, incident or behavior constitute a criminal offense nor that criminal charges be filed against any person in order for a person to have perpetrated, caused or permitted the commission of disruptive conduct as defined herein; provided, however, that such conduct shall not be deemed to have occurred unless the police shall investigate and make a determination that such conduct did occur. 

Guest(s) shall not engage in nor tolerate nor permit others on the premises to engage in disruptive conduct, as defined above.

14. Damage to premises: 

Guest(s) shall not intentionally cause, nor permit, nor tolerate others to cause, damage to the premises. Conduct which results in property damages shall be considered a violation of the Airbnb Standards and/or Guest(s) additional rules. This damage will be subject to damage claims and reimbursement.

15. Temperature: 

The thermostat is set to a schedule and kept at a reasonable temperature level for all four (4) seasons to avoid damage to the A/C unit. Guests are encouraged to open windows if they require the temperature to be lower than 68 deg. Guest agrees to contact host if desiring a different temperature as this may incur an additional fee for excessive use of utilities and wear and tear of equipment. Damage to HVAC system due to failure to follow guidelines is expressly the responsibility of the guest (i.e. coils freezing, etc).

16. Guest's covenants and obligations: 

Guest(s) shall comply with all applicable codes and ordinances of the Borough of Bellevue and all applicable state laws. Guest(s) shall not engage in any conduct on the leased premises which is declared illegal under the Pennsylvania Crimes Code or Liquor Code or the Controlled Substance, Drug, Device and Cosmetic Act, nor shall the tenant permit others on the premises to engage in such conduct. Guest(s) shall use and occupy the premises so as not to disturb the peaceful enjoyment of adjacent or nearby premises by others. Guest(s) shall not engage in, nor tolerate, nor permit others on the premises to engage in disruptive conduct, as defined above.

17. Bellevue's Noise Ordinance: 

Unnecessary noise is prohibited.

"It is hereby declared to be a nuisance and it shall be unlawful for any person, firm or corporation to make or cause or suffer or permit to be made or caused upon any premises owned, occupied or controlled by him or it or upon any public street, alley or thoroughfare in the Borough of Bellevue, any unnecessary noises or sounds by means of the human voice or by any other means or methods which are physically annoying to the comfort of any person, or which are so harsh or so prolonged or unnatural or unusual in their use, time and place as to occasion physical discomfort, or which are injurious to the lives, health, peace and comfort of the inhabitants of said Borough of Bellevue."

Noise violations and penalties: Any person, firm or corporation who shall violate any provision of Bellevue's noise ordinance, "upon conviction thereof, be sentenced to pay a fine of not less than $50 nor more than $1,000 plus costs and, in default of payment of said fine and costs, to a term of imprisonment not to exceed 30 days. Each day that a violation of this chapter continues shall constitute a separate offense."

18. Small Open Fire Pit: 

The term "small open fire" or "open fire" shall mean the use of a grill, outdoor barbecue, fireplace or similar device to cook food with charcoal, natural gas or wood; or any other fire from which the properties of combustion are emitted directly into the air without first passing through a structural flue, stack or chimney (except through a small integral flue, chimney or stack built into a freestanding grill or residential chiminea-type device of five feet or less in total height), and being of such maximum size and using only such materials as authorized hereunder, and otherwise complying with this chapter, and conducted in such location, conditions and in a manner which contributes only a negligible amount of air contaminants.

Guests are permitted to use the backyard fire pit during their stay. Fire wood is located on the property or near the fire pit. Guests are permitted to use appropriate materiel such as fire logs, newspapers, sticks, and leaves.

Fire pit is not to be used to burn garbage, refuse, plastics, or other hazardous materiels.

Fire pit must remain in exact location per Bellevue Fire Department application.

Fire pit must be extinguished at the end of use. Do not leave the fire pit unattended.

Children under the age of 18 must be supervised when fire pit is in use.

Host/Owners assume no liability for any injury incurred during use.

19. Reporting Violations:

If an Airbnb/Doc's Family Guest(s)/Guest poses an imminent risk of harm to a person or property, the local authorities will be immediately contacted. In addition, if any Guest(s) have violated Airbnb Standards/Doc's Family Standards and/or Host(s) additional rules, Host(s) will report any concerns to Airbnb or appropriate authorities. If an issue was reported to local authorities, Airbn
